The following are the various aspects of the service available through Villas for Sale in Italy (hence forth referred to as VSI). The service that you will receive will depend on the level of service you request from us. Please go here to view the various options in detail.
Briefly, our service can include:
- Presentation of properties for sale via our web site
- Receiving and answering all your queries by email or phone regarding the property(s), including information concerning renovation (if applicable)
- Receiving and answering all your queries by email or phone regarding the procedure and legal issues of property purchase in Italy
- Assisting you in arrival (transfers to/from airports) and accommodation when you visit Italy to view the property(s). We will arrange for you to be met at the airport and, if you request it, we will also reserve accommodation for you at a location convenient to the viewing. Please note that this assistance does not include the actual cost of transfers & accommodation
- We can accompany you on visits to the property(s), providing you with language interpretation and assistance in exploring all the important aspects of the property
- Once you have decided to purchase a property, we will put the proposal for purchase to the vendor on your behalf
- Subsequent to your proposal, we will assist you in making a payment to the vendor through your lawyer, of approximately 10-25% of the purchase price in accordance with the Preliminary Contract (a legal document called a Compromesso
 )
- Finally, within a set period stated in the Preliminary Contract, we will assist you when making the final payment upon which the final act of sale is carried out in the presence of your lawyer.
- Depending on the level of service selected with us, we will be present at all important meetings with the vendor and your lawyer, to assist with language translation and explication of the steps of the purchase procedure.

Service
Options offered by Villas for Sale in Italy
For properties not owned by Villas for Sale in Italy (VSI)
In cases where the property is not owned by VSI, VSI acts solely as a mediator between the purchaser
and the vendor/agent. This work is carried out on a commission basis set at
two service levels:
Service Level 1
- Presentation on our web site of the property and answering of your enquiries by email or telephone.
- Advice on where the best location is to travel to in Italy and what period (usually Naples Airport).
- Organisation and booking of accommodation whilst viewing properties†
- Introduction to the vendor and/or estate agent.
- Accompaniment and verbal translation on first viewing at the property(s) for the first day (unlimited properties over a period of one day). Please note that "accompaniment" means being met by one of our representatives at an agreed location (usually your accommodation). You will need to provide your own transport or request in advance our transport service to get to the viewings, as the representative may not have a suitable vehicle to carry you in. - Making a written offer on your behalf in your presence to the vendor or agent and advice on a state regulated legal representative.
After the above has been carried out, you will then be dealing with the vendor or agent directly. You may then wish to continue the purchase by dealing directly with the vendor/agent through the legal representative advised by VSI; or independently appoint your own mediators/translators and legal representative. However, we strongly recommend that you use our services as this would make for a much simpler and quicker purchase (see Service Level 2 below).
The commission base for this level of service is 1%
of the agreed selling price or €2000 which ever is the greater.
Service Level 2
In addition to the service in Level 1, the following services
are rendered in Level 2:
- Accompaniment to all important meetings with vendor
- Assistance in appointing a state regulated legal representative (called a notaio no-tie-o)
- Accompaniment to all important meetings with your notaio, providing full verbal translation up to the point of the completion of the sale (within 1-3 months) (see note 7 in Policy and Terms)
- Explanation and elucidation of legal terms and documents
- Assistance in the translation of legal documents into your own
language if required‡
- Advice on moving into the property
- Advice on renting out the property should you wish to do so in
future
- Advice on renovation
- Advice on trusted local builders, decorators
and other contractors if necessary.
The commission basis for this level of service is 2.0%
of agreed selling price or €4500 which ever is the greater.

VSI provides a representative to meet you at your port of arrival and accompany you to your accommodation. However, if you have not requested our transfer service, the representative will travel with you in your means of transport.
† The actual costs of the
accommodation are to be met by the visitor. A 10% discount is available on the standard internet prices at http://www.italyallyear.com/ if the accommodation is booked through VSI.
‡ The cost of translation is to be met by the buyer.
Properties owned by VSI
If the property is owned by VSI then VSI is directly involved in the
sale and legal transfer. All services as delineated above will be included
in the purchase price.
